Mermaid Beach House

Timeless Luxury & Climate-Responsive Design

Brett McDonald · Principal Architect · 2018

This Mermaid Beach residence represents a sophisticated evolution of the classic coastal home. Designed for a client who sought the charm of a Hamptons silhouette but with a cleaner, more contemporary edge, the architecture honours traditional forms while embracing modern clarity.

By marrying the rhythmic texture of weatherboard and gables with precise architectural detailing, the design delivers a home that feels both established and aligned with a modern Gold Coast lifestyle.

The Modern Galley

The kitchen serves as the home’s functional core, where traditional shaker-style joinery is elevated through a refined, minimalist palette. The design focuses on integrity of proportion - balancing the classic profile of the cabinetry with the sleek, expansive surface of the marble-veined island.

This space was engineered to act as a social command centre, maintaining a direct visual connection to both the internal living zones and the pool, allowing the family to engage with guests while moving effortlessly through their daily routines.

Discreet Functionality

Tucked behind the primary kitchen zone, the entrance to the butler's pantry illustrates a focus on keeping the main living areas uncluttered. This secondary workspace allows for the practicalities of a busy household to remain hidden while maintaining a high level of finish.

The continuity of the marble-look stone and gold hardware into this zone demonstrates a commitment to quality throughout even the most utilitarian spaces of the home.

Site-Responsive Sanctuary

The pool and alfresco terrace illustrate a climate-responsive design solution. The integration of lush, tropical species like Bangalow palms creates a biophilic buffer that provides both privacy and natural cooling for the family.

The use of glass balustrading and stone paving creates a low-maintenance, high-impact outdoor environment specifically selected to withstand the corrosive salt-spray conditions of the Mermaid Beach coastline.

The Ceremonial Entry

The journey from street to sanctuary begins at the gatehouse. It serves as a formal entry point, providing security and a sense of arrival through a classic gabled form that hints at the home's coastal character.

This gatehouse serves as a framed "window" into the property, welcoming guests while maintaining a private boundary for the family.

The Grand Arrival

To create a sense of grandeur, the main entrance was deliberately elevated above street level. This design choice transforms the arrival experience, giving the home a commanding presence often missing from standard coastal builds.

The ascension up the wide timber stairs, framed by the soaring white gable, balances the casual nature of a beach house with a formal elegance.

The Elevated Retreat

The upstairs sitting area functions as a thermal chimney for the residence. Large-scale operable skylights are positioned to vent rising heat, maintaining a comfortable climate throughout the upper level. The herringbone timber flooring adds a tactile, sophisticated layer to this space, establishing a flexible second living zone that allows the household to separate active entertaining from quiet relaxation without feeling disconnected.

A Lasting Coastal Benchmark

The Mermaid Beach Residence stands as a definitive example of modern coastal living. By respecting the scale and character of the street while introducing contemporary refinements, the home establishes a presence that is both commanding and inviting. It captures the essence of the Gold Coast lifestyle - relaxed, light-filled, and inextricably linked to the outdoors - delivering a sophisticated family residence that remains deeply connected to its coastal context.
