Cabarita Beach House

A study in coastal permanence and material integrity.

Building on the absolute beachfront requires a careful balance between the raw energy of the ocean and the need for a calm, private retreat. The Cabarita Beach House is a response to this unique environment, moving away from lightweight coastal trends in favour of a design concept that feels permanent and protective. By utilising the cooling properties of concrete and stone, the architecture settles into a landscape that reflects the enduring character of the Northern NSW coastline.

Design integrity is prioritised through a commitment to material honesty and functional clarity. The focus is on how the architecture facilitates a seamless transition from the busy streetscape to a quiet, light-filled interior. Every element is chosen for its longevity, allowing the home to reflect the geological permanence of the nearby headland.

Environmental context influences the grand, open entry, which serves as a lens for the Pacific horizon. Thresholds allow for a palpable shift in mood as the streetscape is left behind and a space defined by light, height, and the distant sound of the surf is revealed.

The choice of stone facilitates a sense of connection to the dunal landscape, grounding the home within its site. Raw materials dictate the exterior form, where off-form concrete provides a weather-beaten shell that protects the softer, timber-lined spaces found within.

The Dunal Interface

There is a palpable shift when the sliding doors open to the infinity pool and timber deck, blurring the line between the living room and the dunes. Site-responsiveness is prioritised by the way the outdoor spaces are positioned to catch the afternoon breeze while remaining shielded from direct salt spray.

Functional Materiality

Timber provides the opportunity for tactile warmth in the kitchen, contrasting with the solid, structural feel of the concrete island bench. The design intent allows for a space that values functional clarity, focusing on a layout that maintains a visual connection to the water.

The Internal Hearth

A commitment to materiality reveals a living space that feels quiet and steady. Sensory depth is achieved through the use of textured stone floors and a monolithic concrete fireplace, providing a sense of security and comfort regardless of the external conditions.

Acoustic Softness

Geological Texture

The headland informs the use of floor-to-ceiling stone, creating a space that feels carved from the landscape. Floating timber joinery and marble surfaces provide a refined finish, maintaining the practice’s philosophy of balancing technical precision with tactile depth.

The Cabarita Beach House conceptualises a successful transition from a vision of coastal living to a functional, enduring reality. By focusing on design integrity and the science of experience, the project provides a lifestyle outcome that is deeply embedded within the coastal environment.
