One Hour on Your Property

Our principal architect Brett McDonald — registered in Queensland and New South Wales — comes to you. Renovation or new build, the approach is the same: walk the property together, talk through what you're trying to achieve, and start thinking out loud about design direction. No checklist, no sales pitch.

A Written Report You Keep

Design opportunities, planning constraints, budget guidance, and recommended next steps — written up in plain language. Clear enough that any architect or builder can pick it up. Yours regardless of whether you work with us.

$750 + GST

Covers the visit, photographs, council research, and your report. Properties within ~40 min of Burleigh Heads. Credited in full if you engage us.

Good to Know Before You Book What this visit covers (and what it doesn't)

What This Is

A one-hour design discussion at your property with a registered architect. We walk the site with you, photograph it, research the planning context, and write up our design thinking in a report you keep. It's a conversation about possibilities — not an inspection. If you decide to engage us for full architectural services, the $750 fee is credited against your first invoice.

What This Isn't

It's not a building inspection, structural assessment, geotech report, asbestos survey, pest inspection, or boundary survey. We're looking at design potential, not building condition. We can't see inside walls, under floors, or underground. If something comes up during the conversation that warrants specialist investigation, we'll suggest you follow it up with the right professional.

Budget Figures Are Guidance, Not Quotes

Any cost guidance in the report reflects our professional experience at the time of the visit. It's not a formal estimate or quantity surveyor's report. Construction costs move and every project is different — treat these figures as a realistic starting point for planning, not a fixed commitment.

Planning Rules Change

We research your property's zoning, overlays, and development controls before we arrive. That information is current at the date of the visit. Council schemes, building codes, and state policies do change — if you're acting on the report more than a few months later, it's worth checking the key points are still current.

The Report Is for You

It's prepared for the person who booked the visit. If you want to share it with a builder, engineer, or partner, that's fine — but it's written for your situation, and we can't take responsibility for how a third party interprets or relies on it. Before making any major financial or construction commitment, get independent professional advice specific to your circumstances.

Our Liability

This is a $750 preliminary service, not a full architectural engagement. Our liability is limited to the fee you paid. A site visit doesn't create an architect–client relationship — that only happens when we sign a separate engagement agreement. Nothing here limits your rights under the Australian Consumer Law.
